Booking Terms and Conditions

When you make a booking through us you are confirming that you and every member of your party understands, agrees and accepts these terms and conditions. Please read them carefully.

General Terms

  • Ty Capel Carmel is a strictly non-smoking premises.
  • The number of people overnight in the property must not exceed five. This is a requirement of our insurance and fire regulations.
  • The house is available for occupation after 4pm on the first day of your holiday and must be vacated by 10am on the last day. 
  • Charging of electric vehicles is not permitted at the property. If you have an electric vehicle at the property, you must use designated charging points available locally. 
  • Wifi is provided free of charge. Its provision is subject to availability and network conditions and is provided for leisure purposes only. Whilst every effort is made to ensure continuity of service, we cannot be held responsible for poor service or disconnection due to planned maintenance or matters beyond our control.
  • No fireworks, sky lanterns or similar should be let off from the property or nearby grounds. 
  • There are several open stairs and changes of level in the house which may be tricky with young children, and unfortunately make the property unsuitable for wheelchair users, or anyone with mobility issues.
  • Mobile signal at the property is variable, depending on your provider. 
  • The water is from a private supply, treated and tested regularly, and passed as safe for drinking by the local council.
  • Please remember that the house was built before damp proofing building methods were introduced and can therefore show signs of dampness from time to time. Additionally, it is in a very rural location where spiders are to be expected. The property is cleaned thoroughly between guests but cobwebs can reappear very quickly.
  • We reserve the right to give someone access to the property during your stay. This is very unlikely to happen and usually only for urgent maintenance problems. We will give you as much warning as we can and usually there will be no need for you to stay in.

Guests’ Responsibilities

  • All guests must: 

    • Act responsibly and carefully whilst at the property, abiding by house rules.

    • Leave the property, and all things in or at it, in the same state of repair as at the start of the holiday. The property is thoroughly cleaned between guests, but the cost of any damage or extra cleaning required if the property is left excessively dirty or untidy will be charged from your security deposit.

    • Report to us any damage or breakages made during the holiday occupancy and pay for this damage (normal wear and tear is accepted).

    • At all times comply with any applicable laws and local or government guidance.

    • Ensure that no guests or pets do anything which may cause unreasonable damage, noise or disturbance.

    • Secure all windows and doors whenever leaving the property.

  • We will be entitled to make a reasonable charge where guests have failed to comply with these responsibilities. If you commit a serious breach of our terms and conditions we have the right to terminate your booking and if you are already at the property we may require you to leave, without any compensation or refund.

Bookings

  • Bookings cannot be accepted from persons under 18 years of age.
  • No bookings are valid until confirmed by us in writing.
  • No-one other than the party of those on the booking may sleep at the property. Your booking must be for the personal holiday purposes of the individuals to whom the booking relates only.  The property must not be used for large gatherings of family or friends. 
  • Once dates of a booking have been confirmed to you in writing they can only be changed with our agreement and may incur an administration charge.
  • We reserve the right to decline a booking or impose additional security deposit fees.
  • In the case of bookings for more than one week, we do not provide cleaning for each successive week.

Payments 

  • If you make a booking more than 8 weeks before the holiday date you will be required to pay a deposit when making the booking and the balance will be due no later than 8 weeks before the holiday is due to start.
  • The Deposit is non-refundable, unless we are unable to accept the booking or the cottage is unavailable at the time of the holiday.
  • If you make a booking within 8 weeks of the start of the holiday you will be required to pay the total price at the time of booking.
  • We reserve the right to cancel your holiday and re-let any holiday where any payment due is more than 7 days’ late. In these circumstances you will not be entitled to any refund.

Security deposit

  • The Security Deposit is held by us to be applied against reasonable costs of repairs / replacement / additional cleaning if anything at the property is damaged, missing or soiled (beyond usual wear and tear). 
  • Where these costs exceed the Security Deposit guests must pay the excess within 14 days of being notified.
  • The Security Deposit (or balance thereof) will be returned to you within 7 working days of the departure date, once we are satisfied that there are no costs incurred.

Cancellation

  • We strongly advise you to take out your own travel insurance to cover the possibility of cancellation or illness. If you decide not to take out insurance, you are accepting responsibility for any losses incurred due to cancellation.

  • The Deposit is non-refundable in all circumstances when you cancel a booking, unless we have cancelled your booking ourselves due to unforeseen circumstances.
  • If you cancel a booking, we will do our best to re-let the property. If we are successful in re-letting all or part of the period booked we will return to you any money received by us for the period re-let, up to the amount you have paid, less your deposit. To achieve a re-letting we reserve the right to re-let at a discount. 
  • Short notice cancellations are unlikely to be re-let, therefore we reiterate the importance of travel insurance to cover illness or other unforeseen circumstances that could mean you are unable to take your holiday.
  • We may cancel bookings if the property becomes unavailable for unforeseen reasons beyond our reasonable control, such as flooding, fire, significant damage, failure of utility services or weather damage. In this event we will refund in full any money you have paid. We are not responsible for any travel costs incurred by you in relation to the booking. 

Pets

  • We are happy to welcome two well-behaved dogs. 
  • Pets other than dogs must be approved by us in writing prior to making a booking.
  • Young dogs (eg. less than 6 months’ old) must be declared to us at the time of booking and agreed in advance.
  • The garden is enclosed but may not be completely secure. Cattle and sheep have grazing rights outside so your dog must be under control.
  • You will be liable for any damage caused by any pets. Any damage should be reported immediately. Any additional cleaning required that exceeds our expected timescales may incur an additional charge; this will be at our discretion.

House rules for dogs:

  • Dogs must be under control at all times while in or at the property
  • Any fouling should be properly cleared up without delay
  • The dog owner should bring the dog's bed or basket for sleeping in, or blankets to use on the floor
  • Dogs must not be left alone in or at the property at any time
  • Dogs are not allowed on beds or furnishings
  • Dog hair should be cleared up before departing
  • Dog owners must ensure that their pets are free from parasites and fleas before they occupy the property

Problems during your stay

  • If you have any issues concerning the property during your stay you should let us know as soon as possible so that we may do our best to rectify the issue. 

  • We will not normally make any refunds in respect of complaints made after the customer’s departure from the property if the customer did not make the problem known during the stay. In considering any complaint we will take into account whether we have been given the opportunity to investigate it and the chance to put matters right.

  • We will not be responsible, nor liable to you for any events outside our reasonable control, such as the breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, damage resulting from exceptional weather conditions or other unforeseeable circumstances.

  • Please note that guests' personal possessions, valuables and bicycles are not insured by us during your stay; you should ensure you have your own adequate insurance for these.
